Job Description

Job Purpose | Overview

• To maintain and perform general building and property maintenance services.
• To back up Machine Operation

Accountability

• Ensure maintenance and repair of all equipment and machinery
• Ensure availability of emergency services

Duties and Responsibilities

• Organize and implement a daily maintenance and repair schedule
• Lock/unlock all doors
• Schedule any regular property inspections as well as schedule any repairs of equipment, structure and grounds on the property
• Provide general status reports for all properties as scheduled
• Monitor heating and A/C systems, boilers, pumps, fan units, control panels, thermostats, cooling towers etc.
• Monitor fire alarms & extinguishers and schedule inspections
• Report to HVAC Supplies any necessary repairs
• Provide emergency /unscheduled repairs of equipment, structures and grounds of the property
• Perform regular property inspections of units, common areas, building exteriors and landscape
• Ensure effective management of loss prevention, risk management, security, maintenance, landscaping, snow removal, ventilations, heating, cooling and other daily activities
• Provide general status reports for all properties as scheduled
• Request for quotations, make contacts, supervise work and approve invoices for all services required to maintain the properties
• Lock or Unlock doors, turn lights on/off, generally control grounds
• Clean light fixtures and change bulbs/tubes
• Responsible for vandalism clean up and repair within skill level
• Ensure maintenance and repair of pumps, fan units, control panels, thermostats, cooling towers etc.
• Maintains and/or has working knowledge of environmental safeguards and alarm systems
• Monitors emergency generator, function and orders refueling
• Responsible for proper inventory of supplies, accountable to administrators for custodial performance
• Read and interpret equipment manuals and work orders to perform general maintenance and service
• Diagnose problems, replace or repair parts, test and make adjustments or call repair man/woman
• Perform a variety of plumbing maintenance and carpentry functions
• Ballast replacement and re-lamping fixtures and thermostats
• Detect faulty operations, defective material and report those and any unusual situations to proper supervisor
• Update and maintain information in records system and department databases
• Drive vehicles as required
• Prepare, paint and decorate interior and exterior surfaces as required

Additional Responsibilities

• Any additional duties assigned by Head of Operations & Maintenance Supervisor

Qualifications

• High School (GED)
• WHIMIS Training (willing to obtain)
• Safety awareness
• AODA
• Tow motor ticket

Physical Requirements

• Able to lift and move heavier items
• Ability to tolerate heights
• Prolong standing, sweeping, mopping, vacuuming, polishing etc.
• Ability to apply common sense understanding to carry out detailed but uninvolved oral or written instructions
• Ability to relate to officials, staff and public in a courteous manner
• Availability 24/7 (overtime as required)
• Work both indoors and outdoors
• Hazards associated with the trade
