Job Description

Niagara Parks in recruiting for a Building Systems Technician (HVAC) Journeyman to join our team. This positing will also be opened for third, fourth, and fifth-year Apprentices to apply. Please note that if you are an apprentice applying for this position your rate of pay will be based on the rates associated with the Ministry of Labour, Training and Skills Development.

Under the general supervision of the Coordinator, Maintenance & Projects and within established policies, procedures and guidelines, provides preventative and corrective maintenance and repair to buildings and facilities owned or operated under the jurisdiction of Niagara Parks. Performing routine, on-demand and preventative maintenance of building systems; troubleshooting and repairing various building systems and components with an emphasis on heating, air conditioning and refrigeration systems maintenance such as (but not limited to) heating/cooling systems, refrigeration systems/equipment, compressed air systems, water treatment systems, pumping systems, low pressure boilers, and pneumatic and hydraulic systems.

Niagara Parks offers a pay rate of $27.89 – $34.29 per hour as well as a comprehensive benefit and pension plan.

QUALIFICATIONS:
• Must have one or more Ministry of Colleges and Universities Certificate of Qualification(s) from the Constructor Sector of Trades (one of which must be Refrigeration and Air Conditioning Systems Mechanic – Trade Code 313A).
• A valid Gas Fitters 2 License (G2)
• A valid Ozone Depletion Regulation (ODP)
• A valid Class “G” Drivers Licence.
• Working knowledge of any applicable legislation/regulations including the Occupational Health & Safety Act.
• Possession of a Systems Maintenance Technician (SMT) Designation or Building Operator Certificate (BOC) considered an asset
• A valid Gas Fitters 1 License (G1) considered an asset.
• At least three (3) years of experience with facility operations and building maintenance.
• At least two (2) years of on the job HVAC experience, with additional trade experience in plumbing, electrical and/or millwrighting considered an asset.
• Must have experience and be familiar with building, plumbing, electrical and gas codes and have detailed knowledge of electrical, heating, plumbing, carpentry, masonry, welding, millwrighting and fabrication trades
with respect to operational, maintenance and construction practices and procedures.
• Must have working knowledge of TSSA regulations.
• Possess organizational, communication and interpersonal skills, as well as strong problem-solving skills.
• Experience and ability to use computerized work order systems to receive, track and enter/report job progress and completion details.
• Must be willing and able to work overtime on short notice and to perform shift work and standby as required and scheduled to fulfill the requirements of a seven-day operation.

DUTIES AND RESPONSIBILITIES:
• Performs and assists in building maintenance tasks including but not limited to, heating and refrigeration, plumbing, electrical, welding, millwrighting and fabrication trades.
• Monitors and inspects facilities and buildings for routine maintenance and provide suggestions for enhancement and repair.
• Responds to routine and on-demand service requests and performs preventative and corrective maintenance on building and facility equipment and systems.
• Troubleshoots various building and maintenance issues to repair, maintain, calibrate, alter/modify and make installations to building systems and facilities to eliminate/reduce venue downtime while maintaining a safe environment for staff and visitors.
• Troubleshoots various kitchen/restaurant equipment to repair, maintain or calibrate and to complete/assist in installations of new equipment.
• Working with, assisting, and/or training other Facilities Maintenance staff or contracted vendor of record (VOR) staff on mechanical related items.
• Compile and maintain all information and documentation relevant to all assigned and completed work (e.g. daily work records, work orders, time sheets, and purchase orders).
• Able to remotely access and be assigned to and report on the progress of work orders and purchase orders through a computerized maintenance management system (CMMS).
• Recommends and maintains inventories of spare parts to anticipate and minimize building and facility downtime.
• Ability to estimate equipment and component requirements for renovations, installations, and repairs.
• Determines impacts of required work and communicates and coordinates repairs and repair schedules with building and facility staff and visitors.
• Assists in the coordination of prompt and complete inspections and service to life safety systems by outside contractors (elevators, escalators, firm alarms, sprinkler systems, standby power generators etc.).
• Ensures that all work is performed in compliance with all applicable legislation, regulations, standards, policies and procedures (e.g. TSSA, ESA, and OHSA).
• Safely operates a variety of hand, power and shop tools used in the course of building construction and maintenance.
• Reads and interprets blueprints, drawings, specifications and manuals; estimates materials and lays out work.
• Responds to facility maintenance issues after hours and on weekends providing on-site assessment to prioritize work identifying the appropriate maintenance activity or trade related repair in accordance with policies, procedures and the necessity of service to minimize staff, visitor and/or financial impact to the NPC and its operations.
• Willing to provide building and facility maintenance vacation and relief support to other NPC facilities (e.g. Table Rock Complex etc.)
